If you are not aware, Borderlands 2 is a shooter game with an emphasis on looting. The “red text” is the information provided by the game, which is typically factual about the location of something.
Theoretically means that it is normally not true in reality, but just what would happen if it were true.
For example, if you are being pursued by an enemy and jump into a toxic cloud that does damage over time after staying in it for too long then theoretically you should take increased damage due to your exposure to the gas.
However, it’s just a game and so the enemy will not really pursue you into the toxic cloud, nor will you take increased damage for being exposed to it.
So theoretically you could stay in the cloud for unlimited time and not take extra damage.
So what does the red text mean theoretically in Borderlands 2? Theoretically it would correct itself if placed in an actual toxic cloud, but since that is not possible, there is no real way to tell.
It may be an error due to an oversight by Gearbox when they did not have time to iron out all of the glitches from Borderlands 1 before releasing Borderlands 2 .

They have various checkpoints that give players rewards when they pass them. It is possible to get close enough to the checkpoint to get a reward but not pass it.
It might be possible to use skills like skill-boosting nanobots (which are normally junk items) that can be crafted at a materials station with all the materials that the game normally says you cannot use (such as adrenaline), but since Gearbox cannot foresee what might be possible in the future, it is best not to experiment.
It is possible to break off a little bit of wall in the Security Station area, which contains a monolith with the word Vault on it, revealing an area that has loot inside.
However, reaching it requires trekking through some dangerous areas with tough enemies that can easily kill you.
It might be theoretically possible to get there and get the loot without dying but its best not to try it due to the danger involved unless you are super-skilled at killing enemies and dying rarely as well as have spare lives/vehicles at your disposal like Gaige’s Deathtrap or Krieg’s Buzz Axe Rampage specialties.
This one is a little more complicated. There are two ways to open the door that leads to the location of the spider-sentinels.
One way is to shoot out the glass. The other way is to obtain a key and then use it in the door lock. The door also sends you to Opportunity instead of Opportunity 2 if you go through it with a key.
It might be theoretically possible to complete this without dying but it’s better not to so you will not have to play it through again.
There is an area that is filled with poison gas and enemies. If you get close enough, the gas will damage and eventually kill you.
If you do not die and keep getting closer, then eventually the enemies will start attacking you only if they are close enough to where they can hit you which makes them very dangerous as they are all relatively hard to kill, especially with low health and shield stats.
Theoretically you could get so close that the enemies start attacking you and then die from the poison gas without dying from the enemies.
Theoretically you could then use a car or some other vehicle to drive into the gas cloud and then drive out, thus having gotten in and out of it without taking any damage.
Unfortunately, this has never been done by anyone yet so whether such an achievement is even possible is unknown.
There are areas with fast-moving sand that will kill you if you stand in it for too long.
Theoretically you could get the sand to surround you, or the item that makes the sand move faster, and then just stand in it until everyone is dead (whether this is possible or not is unknown).
In Opportunity 2, if you have a Deathtrap equipped and enter a room with a certain object inside, it will explode regardless of whether it was already defused or not.
It’s unknown if this has been done in Borderlands 2 or not because most players are too frightened of dying to even attempt to do so without first trying it out and determining that they can survive without dying.
